The government has introduced a modern land registration system to simplify land transactions, secure ownership, and curb fraud.
Under the Land Registration Act, 2012, the new framework replaces multiple outdated registration regimes with a standardized and digital process, consolidating fragmented land records into a unified system.
The system introduces Certificates of Title and Certificates of Lease, featuring advanced security measures and digital verification, marking a shift from the old paper-based title deeds that relied on plot numbers and manual searches at County Lands Offices.

Landowners and prospective buyers are urged to verify title deeds before any transaction. Official searches can be conducted digitally via Ardhisasa for Ksh 500 or manually at County Lands Offices, helping prevent disputes and confirm ownership.
Holders of old-format title deeds must convert them to the new digital system, a process that the government says is free of charge. Authorities say the digital framework will enhance transparency, reduce corruption, and improve efficiency in land dealings across the country.
